Every time ownership of real estate is transferred between parties, there are many interactions that need to be managed to ensure nothing derails during the transfer process.
This is the area of responsibility that your conveyancer takes on for you, which is why I believe you need to feel confident you have the right professional by your side.
In the words of Sir Topham Hatt from Thomas The Tank Engine, when you can’t rely on those around you, it can cause ‘confusion and delay’.
Choosing the right ‘engine’ for the job
If you are new to buying or selling property, you might find the selection of a conveyancer a bit daunting.
There is even a chance you might not know what your conveyancer does for you at settlement, which I’ve written about previously
It is not uncommon for purchasers who are buying a home for the first time, to ask the real estate agent or lender for recommendations of conveyancers.
Generally speaking, if a recommended conveyancer is a member of the Australian Institute of Conveyancers, you can feel comfortable you will be on the right track.
Your conveyancer is your representative
In my opinion, one of the most important considerations when choosing a conveyancer is to understand that this person or company will be your representative.
As the date of settlement gets closer, your conveyancer will making sure your interests are being protected.
This is why I believe that feeling a sense of ownership of your decision to choose a particular conveyancer is so important.
It is not uncommon to face obstacles or avoid interruptions in the journey towards settlement and this is where there is comfort in knowing your representative is on the job, working for you.
At the end of the day, all of us would like to think our clients could say of us what Sir Topham Hatt was often quoted as saying about his engines in Thomas and Friends:
You are a loyal hardworking and Really Useful [Conveyancer]
Here’s to you choosing the right conveyancer to get on board with.
