Will this affect all property investors?
No. The changes only affect investors purchasing residential property through an SMSF using a borrowing arrangement. SMSFs can still purchase residential property using available cash, and non-SMSF investors are not affected by these reforms.

Agents should be aware that some SMSF purchasers may face additional funding challenges after 10 August 2026. It is important to understand whether finance approval relies on an SMSF borrowing arrangement, particularly where settlement is occurring close to or after the commencement date.
What does “grandfathered” mean?
A grandfathered arrangement is one that was entered into before a law change and is therefore allowed to continue under the previous rules, even after the new legislation takes effect.
Can SMSFs still borrow to buy commercial property?
Yes. The changes apply to residential property borrowing arrangements. Borrowing for commercial and business real property remains available under the existing SMSF rules.
